Found asbestos in Sydney?
Found something that looks like fibro? Leave it where it is.
If your home was built or renovated before 1987, there's a strong chance it contains asbestos.
It's often in the eaves, an old bathroom or laundry wall, a garage roof, the fence or under the floor coverings. Left alone and in good condition it's low risk. Cut, drilled, sanded or broken during a renovation, repair or demolition, it can release fibres into the air, putting your health and your family's health at risk.
Under NSW law, removing more than 10 square metres has to be done by a licensed asbestos removalist. Handling it yourself, or hiring an unlicensed operator, is illegal and dangerous.
That's where we come in. We assess it, tell you exactly what needs to happen, and handle the removal and disposal across Greater Sydney so you don't have to.
- Is it actually asbestos?Only a lab test can confirm it. We'll tell you what we see on site and whether testing makes sense.
- What will it cost?It depends on the material, the size and the access. You get a written quote before anything starts.
- Will it hold up my renovation? Our own crew and machines, so no waiting on hired gear or a second contractor.
- Who deals with the rules? We handle the compliance side, from notifying SafeWork NSW to disposal.
NSW rules, in short
When the law says you need a licensed removalist
Based on SafeWork NSW guidance.
10 m²
Bonded asbestos over 10 m²
Fibro sheeting, eaves, roofing and other non-friable (bonded) asbestos over 10 square metres must be removed by a licensed removalist.
Any
Friable asbestos, any amount
Loose or crumbly asbestos, like pipe lagging or damaged insulation, needs a Class A licensed removalist, whatever the size.
5 days
Notified, then cleared
Licensed removal work is notified to SafeWork NSW at least 5 days before it starts, and the area has a clearance inspection when it's done.
XOP's asbestos removal is carried out under SafeWork NSW asbestos removal licence AD214459, Class B, for bonded (non-friable) asbestos. The licence is held by Kd Demo And Stripouts Pty Ltd, under the same ownership as XOP Australia.
What we remove
Bonded asbestos removal for Sydney homes and job sites
Residential, commercial and construction properties, small jobs to whole buildings.
Roof sheeting
Old corrugated fibro roofs on houses, garages, carports and sheds.
Eaves and soffits
Fibro eave linings, often the first thing found in a pre 1987 home.
Wall and ceiling linings
Bathroom, laundry and kitchen walls, and external fibro cladding.
Floor tiles
Vinyl floor tiles and the adhesive under them, before a new floor goes down.
Fences and sheds
Fibro fencing and backyard sheds, removed and the area cleared.
Before a demolition
Asbestos out first, then we can demolish and clear the block with our own machines.
Friable asbestos (pipe lagging, loose fill or damaged sprayed insulation) needs a Class A removalist. If we find it during the assessment, we'll tell you straight away.
Why XOP
One crew from asbestos out to site cleared
Most asbestos jobs are part of something bigger: a renovation, a knockdown rebuild, an insurance repair. XOP is a demolition, civil and remedial contractor, so the team that removes the asbestos can also strip the building back, demolish it and clear the block.
A complete fleet of excavators and semi trucks means no delays waiting on hired machinery, and no handing your job between contractors.
- Bonded asbestos removal
- Strip outs to frame
- House and structural demolition
- Site clearance and excavation
- Insurance strip backs to bare structure
- Residential and commercial
